A plain-language guide to verifying Dubai property adverts: what a Trakheesi permit is, how RERA broker registration works, how to check a permit or broker yourself with official DLD tools, and — kept separate — what PropertyConnect checks before a listing goes live.

Government rules vs PropertyConnect's process: This guide separates two things. Government rules are set by the Dubai Land Department (DLD) and its regulator, the Real Estate Regulatory Agency (RERA). PropertyConnect's checks are our own platform process, described on our How verification works page. Our checks help, but the official DLD record is always the authority — if anything here differs from what DLD publishes, follow DLD.

What a Trakheesi permit is: Trakheesi is DLD's permit system for real estate activity, including advertising. A brokerage that advertises a Dubai property publicly needs an advertising permit for that specific advert. The permit links the advert to the licensed brokerage, the broker and the property. Adverts often show the permit number and, on many portals and printed materials, a QR code that opens the official permit record.

What RERA broker registration means: Brokers working in Dubai must be registered with RERA and hold a Broker Registration Number (BRN), and they must work through a licensed brokerage office. The BRN identifies the individual broker. A genuine broker shares their BRN without hesitation, and it should match their name and the brokerage named on the advert.

How to check a permit or QR code yourself: 1) Find the permit number (or QR code) on the advert. 2) Open DLD's official website or app yourself — do not rely on a link supplied in the advert or a message. 3) Use the listing or permit verification service and enter the number, or scan the QR code and confirm it opens an official DLD domain. 4) Compare the result with the advert: property type, location, brokerage and broker should match. A mismatch, an expired permit or a QR code that opens a non-government site are reasons to stop and ask questions.

How to check a broker yourself: Ask for the broker's BRN and the brokerage's office registration. Look them up with DLD's official broker search. Confirm the name, the brokerage and that the registration is current. Never pay a deposit to a broker's personal account; deposits should go through a regulated route such as the seller's bank, a trustee office or a licensed escrow arrangement.

Buyer checklist before paying anything: Confirm the permit on DLD's own tools. Confirm the broker's BRN and brokerage. Ask for the title deed details (or the Oqood for off-plan) and check the seller is the owner. For off-plan, confirm the project is registered and that payments go to the project's escrow account. Get every cost in writing. If any step fails, pause — a genuine seller or broker will wait while you verify.

Does every Dubai property advert need a Trakheesi permit? Brokerage adverts for Dubai property need a DLD advertising permit. Rules can change, so check DLD's current guidance for your situation.

Is a PropertyConnect Verified badge the same as a DLD permit? No. The badge shows that PropertyConnect's own checks passed. The DLD permit and register are the official record — check them directly.

What should I do if a permit does not match? Do not pay anything. Ask the broker to explain, check again on DLD's own tools, and report the listing on PropertyConnect if it still does not match.
