How verification works
We verify three things on every listing: the property's permit, the listing agent's license, and the agent's identity.
Trakheesi permit check: Every listing's permit number is validated against the Dubai Land Department registry before publication. After that, an automated permit-status check runs every day.
RERA broker license: Listing agents must upload an active RERA broker card. Expired cards block new listings until renewed.
Identity verification: Emirates ID is verified for all agents and private owners before they can list. Phone numbers go through OTP confirmation.
Agency trade license: Brokerages submit a UAE trade license. Only staff linked to an approved agency can post under that brand.
What does the green 'Verified' badge mean on a listing? It means the listing's Trakheesi permit was validated against the Dubai Land Department registry when it was published, its permit status has passed the automated daily check since then, and the listing agent holds an active RERA broker card. The daily check only confirms the permit is still valid; it is separate from the one-off document review done before publication.
How are agents verified on PropertyConnect? Agents upload their Emirates ID, RERA broker card and (for agency staff) their trade license. Our admin team manually reviews each submission. Only approved agents can list properties or appear in agent search.
Do you verify private owners (FSBO listings)? Yes. Owner-listed properties require proof of ownership (title deed or Oqood) before the listing is published. Owner identity is verified separately through Emirates ID.
What happens if a listing's permit expires? The automated daily permit check looks at every live listing's Trakheesi status. If a permit expires or is revoked, the listing is automatically removed from public feeds and search until the agent uploads a renewed permit.
