What questions should I ask a real estate agent when buying in Dubai?
Before you engage a Dubai agent, ask for their RERA broker registration number (BRN) and verify it on the Dubai REST app — a real broker will share it without hesitation. Then ask how many transactions they have closed in this specific community in the last 12 months; community-level experience matters more than years in the industry.
On the property itself, ask why the seller is selling, how long it has been listed, whether there have been prior offers, the current service charge and any arrears, whether the unit is tenanted (and until when), and the Trakheesi permit number so you can independently verify the listing.
Finally, get a written breakdown of every cost: 4% DLD transfer, agent commission + 5% VAT, NOC fee, trustee office fee, mortgage registration if financing, and conveyancing if you use a lawyer. A good agent will hand this over on the first meeting.
