What should I ask the seller when buying a home in Dubai?
Start with the title deed: is it a single-owner Title Deed or joint? Is there a live mortgage, and if so what is the outstanding balance? A mortgaged property requires a bank liability letter and a blocking cheque at DLD — this adds 2–4 weeks to the timeline.
Ask about the service charge account: is it fully paid to date, are there any special assessments upcoming, and can they share the latest statement from the Owners Association? Any arrears will block the NOC from the developer.
If the unit is tenanted, ask for the current Ejari, rent amount, cheque schedule, and end date. Under Law 33 of 2008, the tenant's contract transfers to you and you cannot evict for personal use without a 12-month notarised notice.
Finally, ask why they are selling and whether the property has had major snagging or leak history — genuine sellers answer directly.
