How long does it take to buy a home in Dubai?

A cash resale purchase typically takes 14–21 days: 3–5 days to sign Form F and pay 10% deposit, 3–5 days for the developer NOC, then the DLD trustee transfer appointment on day 14–21 where you pay the balance and receive the new title deed same-day.

With a mortgage add 15–20 days for underwriting, valuation, and bank final offer letter — total 30–45 days is realistic. Delays usually come from the seller's mortgage clearance if they have one, or from missing developer NOC paperwork.

Off-plan is different: you sign the SPA and pay booking within 7 days, then the payment plan runs alongside construction (typically 2–4 years). Handover happens when the building receives its completion certificate; delay terms are set by your SPA, so read them before you sign.

To compress the timeline: pre-approve your mortgage before offering, appoint a conveyancer on day 1, and insist on a same-week Form F signing.
