What should I check when viewing a property in Dubai?
Visit twice — once in the day, once after 6pm — to see traffic, noise, and how the AC performs at peak heat. Turn on every AC unit and every tap: weak cooling or low water pressure are among the most common post-handover issues in Dubai apartments.
Check the chiller type: district cooling (Empower, Emicool, Tabreed) is billed separately at 0.35–0.55 AED/RTh and can add a significant monthly amount — ask the provider for the unit's recent bills; centralised chiller included in service charge is more predictable. Ask for the last 3 chiller bills.
Inspect for snagging: water stains on ceilings and skirting, warped kitchen cabinets, silicone gaps around windows, uneven flooring, and door alignment. Look out the window — is there a planned tower plot that will block your view? DLD's project map or a Dubai REST search on adjacent plots will tell you.
Finally, walk the community: gym, pool, parking access, retail proximity, and the specific school run at 7:30am if you have children.
