Conveyancing in Dubai is optional but recommended for any transaction above AED 3M or where the seller has a live mortgage. Ask for a fixed all-in fee (quotes in the market are often in the low thousands of dirhams — compare several written quotes) rather than an hourly rate, and get the scope in writing: title deed verification, Form F drafting, developer NOC coordination, DLD trustee booking, and settlement of any developer or service-charge arrears.

Ask whether they hold client funds in a regulated escrow account — never transfer the 10% deposit to an agent or seller directly. Confirm they can prepare a Power of Attorney if you cannot be in the UAE on transfer day, and check turnaround: a straightforward cash purchase can often complete within a few weeks of signing Form F, depending on the bank, NOC and DLD appointment to new title deed.

Also ask what happens if the deal falls through — refund policy for the deposit, and their fee for a failed transaction.
