Developer reputation matters even for ready property — a well-built Emaar or Meraas tower will hold value better than a bargain in a poorly maintained community. Check the Owners Association meeting minutes for the last 12 months to see if there are unresolved building issues.
On the unit itself: orientation (north- and west-facing are cooler and cheaper to cool), view (marina/skyline/park views usually command a premium and are much easier to resell), and floor plan efficiency (avoid pillars in the living room and long corridors that waste sqft).
Finally, check rental yield: compare the gross yield with similar units in the same building; if it is noticeably lower, you may be paying a premium for lifestyle or capital-growth expectations that may not materialise.
